Portfolio update July 2019
Welcome back to July´s portfolio update. I am writing this blog post from my holiday abroad, so I will keep it fairly brief.
For the next two weeks, I plan to only check my e-mail daily for new interesting projects and keep up with the latest financial news using Finimize.
For those unfamiliar with Finimize, it´s a free financial newsletter. Witty and to-the-point. It gives you the latest in a matter of minutes. I find it useful since I plan to diversify to stocks at some point.

Another all-time high for passive income!! I´m getting close to the € 1,000 mark. This was unexpected if you have read the June update. The main reason? Secondary market activity and cashback campaigns.

Crowdlending Portfolio Income
Crowdlending income for July was € 976.10 (+ 119.91). The main contributors are Crowdestate and Kuetzal. In July I managed to sell six Crowdestate investments on the secondary market with a profit. On top of that, I took advantage of Kuetzal´s summer cashback marathon and earned 1% cashback on three € 1,000.00 investments.
I foresee passive income for August being fairly flat or a small decline.
In July I hit an XIRR of 15.91%! My XIRR calculation isn´t flawless, but it is an approximation that is close enough. I use deposits up until last month (June) as a base to calculate XIRR.
My first goal is € 1,500.00 monthly income, which means I’m currently at 65.07% (+ 7.99%) towards my goal. I´m confident I will remain over 50% going forward. The next mini-milestone is the € 1,000 mark.
Crowdestate income in July was € 179.66 (+ 56.67). The main driver for the income boost is the use of the secondary market. I sold six!! investments at a profit. Crowdestate has been the only platform I was using for about six months. As a result, I invested in a few projects that were not that appealing in hindsight. I managed to sell with a profit, withdraw the funds and invest elsewhere.
In August I expect a few projects to exit. All in all a good month with Crowdestate but also unique. I don´t expect to generate a similar income from Crowdestate any time soon.
In July I withdrew € 3,300.00 with Crowdestate and I expect to be doing more of that over the next couple of months. Even though I like the platform, most of the projects that were recently launched were not that appealing to me.

Crowdlending income from Mintos in July was € 48.69 (+ 16.34). The main reason for the income rising is the increased deposits, € 1,000 in June and € 3,500 in July.
I decided to increase my portfolio to take advantage of the high-interest, long-term loans with Mogo, Creditstar and Capital Service, up to 16% with a buyback guarantee.
Fingers crossed these loan originators don´t prematurely buy back the loans I managed to invest in. Mogo has already done this for a few loans.

Grupeer income in July was € 115.27 (+ 1.46). I still enjoy investing in Grupeer´s business loans a lot. Predictable, low maintenance and on top of all that, I feel the platform has a lot of potential for improvement.
This blog post on the road ahead for Grupeer gets me very excited about the platform.

Envestio income for July was € 89.13 (– 8.34). The decline is caused by the signup bonus not returning any profit because I did not deposit any funds. No new projects were launched. All projects returned interest according to the payment schedule.
As I discussed before, Envestio is close to announcing a new partnership that will increase their project flow. There is a pipeline of pre-approved projects with a value of € 10,000,000+.
I feel Envestio can handle the communication surrounding these changes a lot better. Investors are completely in the dark. Even if you reach out and ask for a date or more details, the answer is an empty promise.
I´m all for quality over quantity but the communication is pretty poor. More investors have become frustrated over the lack of communication and empty promises.
Having said that, one project with two tiers was launched in July and I got myself a piece of the pie. I deposited € 600 and invested in Financing the construction of Briana 4 residential.
Let´s hope it´s worth the wait.

FAST INVEST income was € 11.80 (+ 0.94). Another steady month with FAST INVEST.
I mainly see FAST INVEST as a platform for diversification. Once loan originators are published I will re-evaluate and potentially increase my investment.

Swaper income was € 52.15 (+13.43) and bounced back to normal. However, it´s not the catch-up I was expecting to see. I´m curious to see what August brings.
Also as a reminder, the loyalty bonus has kicked in and all my loans will return 14%! This should have a noticeable effect on Swaper´s XIRR going forward.
Viventor income for July was € 60.00 (– 1.96). Again XIRR is lower than expected and I´m not sure what to make of that. I withdrew € 1,300.00 in July because I was not happy with the diversification options among 14%+ loans. I felt I was exposed to the loan originator Twinero and Aforti.
Funny enough, the loan originator Monify was added to Viventor the following week. This gives more options in the 14%+ segment. Currently, I´m pleased with my diversification and I don´t feel overexposed to a single loan originator.
Let´s see what August brings in terms of XIRR, 13% is lower than expected.
Robocash income was € 20.82 (+ 3.61). Returns are approximately as expected, a steady month.
I’m pleased with Robocash, it’s as simple and as hands-off as it gets. The one downside is the fixed interest rate of 12%. One could argue there are better opportunities out there.
Crowdestor income for July was € 128.61 (– 0.41). Income is flat because the newest projects have a different payment structure. No longer the monthly cash flow I prefer, but delayed returns for like six months, following by monthly interest payments. I have provided an example below that clarifies the payment schedule.
I deposited € 2,500 in July and invested the amount in the three projects displayed below. As you can tell, I am focused primarily on high-end projects. Lately, several projects provide returns up to 15% but I do not find those appealing.

Kuetzal income for July was € 244.75 (+ 34.19) and remains my top earner. A nice little boost in income, mostly driven by Kuetzal´s cashback marathon. You can find the details of the cashback marathon further down.

It appears Kuetzal is successful in attracting more investors, which is a positive development.

TFGCrowd income for July was € 25.22 (+ 3.98). Still, so far so good with TFGCrowd. Interest received is exactly as expected and two new projects had been launched in July with 17% returns! One of those projects filled up in a day! I missed out sadly.
It will be interesting to follow if TFGCrowd can attract more investors.
I do like the diversity in projects they launched as it ranges from food to a karting track to real estate.
In July I invested € 200.00 with TFGCrowd that I added to the Schaeffer Nutraceuticals and Indoor Karting Race Track displayed below. All three projects come with a buyback guarantee on the principal amount and one month of interest. The guarantee kicks in after 30 days of late payment.
Monethera income is still € 0 because it started with bullet payments. However, this has changed to monthly interest payments in the meantime from August 1st onwards. The interest for August has already been received in full and on time.
Monethera is still in its very early stages and it will be interesting to follow how they develop over time. Check out my Q&A with Monethera to learn more.
Just today Monethera published a new project providing 21.2% returns, so I will get myself a piece of that. You can find the details further down.

My savings rate for July was 68.94% (– 4.98%). Income dropped down to just my salary, however, my expenses were slightly over budget. It is what it is, I want to enjoy my time abroad.
My target for the year is 75%, however, this becomes increasingly harder to achieve. I´m currently abroad on holiday for over two more weeks.

Conclusion Portfolio Update
July has been a great month, the only exception being my savings rate. Attractive opportunities were launched by Kuetzal, Crowdestor, TFGCrowd, and Mintos.
To summarize the month:
- Another new all-time high for monthly income
- Steady above 50% towards the first target of € 1,500.00
- I missed the savings rate target (again), mostly due to holiday spending
My strategy is unchanged and remains to focus mainly on investing in projects with 16%+ returns as much as possible. A spoiler for the August update is Monethera´s new project, launched today!
